I offer a variety of services from working with Buyers,Sellers, Investors and current home owners looking for a property manager. My primary goal is to work for you- delivering timely information regarding the market and your property while protecting your investment. Capitol Area Realty, Inc understands the seriousness of your investment and will work to ensure its integrity.

My Duty as your Property Manager:

We believe that property management is a full-time job. Therefore, information regarding your property one way; by devoting 100 percent of our time and attention to the day-to-day processes of taking care of your investment.

* Survey the condition of the property before placing it on the market

* Perform CMA to determine appropriate leasing rate for the property

* Advertising-market property for lease accordingly(internet marketing, mls, craigslist)

* Schedule all companies and coordinate repairs to make unit move in ready

* Lease preparation and lease signing

* Accepting rent

* Responding too and addressing maintenance issues

* Annual walk thru to check condition of property

* Quarterly financial reports

* Lease renewals and reassessment of rentals rates upon lease expiration

Qualifying your potential tenants:

Guidelines for qualifying:

* Each applicant must complete a residential lease application. ( if there is a lease guarantor then that person must also complete a lease application).

* Verify current and previous lease history to make sure rent was paid on time.

* Check applicant eviction history.

* Run credit report to determine credit worthiness

* Criminal record check ( if requested by owner).

* Income and employment are verified. ( Tenant must earn at least 3x the monthly rent)
